Livida’s raison d’être is quite clear: to provide the best home-buying experience. “For us, it’s important that every home is timeless, elegant and well thought out – a place people enjoy living and simply being in,” the company’s founder and senior partner Kaarel Kiidron said. “You need the right people if you want to achieve that. Luckily, we have a very dedicated team that’s made up of professionals with a shared vision and a passion for creating the best real estate experience.

We sat down together, mapped everything out and came up with the goals and principles we’d always follow and never back down from. For our clients, that means clear communication, delivering on what’s been agreed and a premium service.”

We take your ideas and run with them

Kaarel Kiidron is an experienced property developer who has founded a number of real estate companies. Now he’s embarked on a new chapter: setting up Livida with Foxway founders Paul Padrik and Urvo Männama.

“When you’re constantly involved in real estate, you understand what works, what people appreciate and where there’s room for improvement,” he said. “That’s why, as a broker, I found myself focusing more and more on the planning process.” The logical next step a few years later, in 2018, was to found the now well-known Dorpat Ehitus and Dorpat Kinnisvara. Kiidron’s portfolio features more than 30,000 m2 of buildings, including those at Anna Haava 16 and 18, Raatuse 64, Ujula 75/77/79/81 and several other modern residential buildings in Tartu.

The Livida team boasts other members with extensive experience in the construction and real estate sector as well. “If you want to provide a really good service, you need like-minded people around you,” Kiidron said. “You might be able to make decisions faster on your own, but you can go much further when you work as a team.” 

In building up the structure of the service, he sought out those who would help him lay the foundations of Livida. In addition to Kiidron, the company is currently run by sales partner Linda-Loora Pruuli, head of construction Mihkel Arro and interior architect Eva-Mai Sõrmus.

Livida’s sales partner and first contact for clients is Linda-Loora Pruuli, who arrived on the property scene in 2019. Like Kiidron, she started out as an estate agent. She later worked for Mapri Ehitus for a number of years, bringing her into direct contact with the field on a daily basis. Now, her wide-ranging expertise sees her as Livida’s sales partner.

Mihkel Arro is the company’s head of construction. He has more than a decade of experience as a project manager in the construction and real estate sectors. With this extensive expertise, he manages the construction projects in Livida’s portfolio, for which he’s involved in the day-to-day planning of construction activities.

Livida’s in-house interior designer Eva-Mai Sõrmus is also a key member of the team. With a background in the arts, she became a certified interior designer in 2014 and has been working in the field for the last decade, providing designs for many homes in both Tartu and Tallinn. Her aim is to create a workable interior design, a good atmosphere and an integrated whole that makes the client truly feel at home.

An ambitious start and first projects


Under the leadership of such talented people, Livida is tackling its first major project: Radhaus on Town Hall Square in Tartu. Under the auspices of its new owner, Radhaus will become a modern and luxurious residential and commercial building – for the first time offering an opportunity to buy a home in a fully renovated building in the very heart of Tartu. This 19th-century building, which over the years has been home to cartwrights and hoteliers, is undergoing major refurbishments. In addition to Radhaus, a number of buildings are planned for renovation and development in the future, including the Pärmivabrik Quarter in the Ülejõe district.
