The building’s historic frontage will be preserved, but its interior will get a modern makeover

Integrated automation systems will control ventilation, heating, cooling and access. This includes the use of CO2 sensors that detect when a room needs more air. Each apartment will come equipped with combination locks that enable remote management and which are ideal for e.g. Airbnb rentals, providing a unique access code for the rental period.

Thought has also been turned to the convenience of future residents with the installation of smart mailboxes in the foyer. These mailboxes will also serve as parcel terminals, allowing you to both send and receive packages. The building will have an elevator, too: a rare treat in the Old Town.

Since Radhaus is situated in the city centre, with limited vehicle access, the car-free life of the future has played an important part in the planning of the development. “The building will have separate rooms for storing bikes and scooters, and a special space in which to clean both them and dogs that have made the most of being outdoors,” Kiidron explained. “Our aim is to make getting around and living in the city as easy as possible even without a car.”

Floor-to-ceiling windows, one-of-a-kind balconies and five-metre ceilings

Radhaus stands out for more than just its technical solutions: it offers some truly unique apartments. “For example, there’s quite literally a singular opportunity here to buy an apartment with a balcony overlooking Town Hall Square,” Kiidron noted. “I can state with certainty that this is the last chance of its kind, because the building of such balconies is no longer allowed. They’ll be the only ones in Tartu with such a view.” 

In addition, some of the apartments will have an open roof ridge, with ceilings reaching as high as five metres in places.
